Electrical inspection
Rich is a qualified electrician who works on new-build sites every week. Add his electrical check to any inspection and get the installation looked at by someone who knows how they are supposed to be done.
Why electrics get missed
A general snagger looks at whether the socket is level and the light comes on. A qualified electrician looks at whether the consumer unit is labelled and correctly rated, whether the circuits are what the drawings say, whether the bonding is there, whether the RCDs trip when they should, and whether the second-fix electrician was in a hurry. Those are the things that cost money later.
What we check
- Consumer unit: labelling, circuit protection, RCD and RCBO operation, spare ways
- Socket and switch positions and heights against the plans and the standard
- Faceplates level, fixed and undamaged; back boxes secure
- Lighting circuits, switching and dimmer operation
- Main earthing and bonding to gas and water
- Extractor fans, cooker and shower circuits
- External sockets, lighting and garage supply
- Smoke and heat alarm positions, interlinking and test
- EV charger, PV or battery pre-wiring where fitted
What this is not
This is a visual and functional inspection carried out alongside the snagging inspection. It is not an Electrical Installation Condition Report (EICR). If the findings suggest you need one, we will say so and can arrange it.
Intrusive electrical option
As part of the intrusive inspection, faceplates come off.
With the intrusive inspection
- Socket and switch faceplates removed to check terminations
- Consumer unit cover off to check connections and cable management
- Cable routes checked at accessible points
- Everything reinstated and tested before we leave
Standard electrical check
- No fixed parts removed
- Visual and functional checks only
- RCD test via the test button
