Where our job ends, and where it starts again
We are inspectors, not project managers. Getting defects fixed is between you and your developer: you send the report, you agree the dates, you sign off the work. We don’t act as your agent in that, and we don’t promise the developer will do anything. What we promise is a report they cannot argue with.
Then there is the second half of the problem. Developers close snags on their own say-so. A dab of filler, a smear of sealant, a tick on the list. When they tell you the work is complete, you are being asked to take their word for it.
Don’t. Book a re-inspection. We walk the original list item by item and mark each one closed, still open, or made worse. Rushed repairs often create new defects, and those go in the report too.
