A snagging inspector who gets their work from the developer has two customers. Only one of them sends the next job.

That is not an accusation. It is just how incentives work. If most of your bookings come from a sales office, you do not write reports that make the sales office’s life hard. The list gets shorter. The language gets softer. The things that are expensive to fix get described as cosmetic.

We took that incentive away. Every job we do comes from a buyer.

The difference in practice

Question Developer-recommended snagger New House Inspections
Who sends them work The developer and its sales offices You, and other buyers who found us
Who reads the report first Often shared with the site team You. Nobody else unless you send it
Trade background Varies. Often ex-sales or generalist Qualified electrician, on new-build sites weekly
How defects are described "Minor", "cosmetic", "within tolerance" What it is, where it is, what the standard says
Follow-up Rarely offered Re-inspection when the builder says it is done
Incentive Keep the referrals coming Find everything, first time

What independence does not mean

It does not mean we are against developers. Most site teams are decent people working to a programme that does not leave enough time. It does not mean we will find fault where there is none: a good house gets a short report, and we have written a few. And it does not mean we fight the developer for you. We give you the evidence. The rest is between you and them, and we will come back and check the work when they say it is done.
