How it works
From booking to report in four steps. You can be there or leave it to us.

Book a date
Send an enquiry or call. Tell us the development, plot, developer and your completion or move-in date. We confirm a slot the same day and arrange site access if you have not completed.

We inspect
At least two hours on site, room by room, inside and out. Every defect photographed, numbered and located. You are welcome to join us at the end for a walk round.

You get the report
A PDF within 48 hours, written for the site manager to act on. We call you to go through it and answer questions.

You send it on
The report is yours. You send it to the developer and agree the works with them. When they say it is done, book a re-inspection and we check it.
Where our job ends. We inspect and report. Getting the work done is between you and the developer, and we don’t act as your agent in that. If you want us to verify the repairs, that is the re-inspection.
What we need from you
- The development name, plot number and, if you have it, the address
- The developer
- Your completion date or move-in date
- How we get in: a site contact before completion, or you after
- Any earlier snag list, so we can check it as well as add to it
What to expect on the day
We arrive with a camera, a laser level, a moisture meter, a socket tester, a spirit level and a torch. We do not need the power or water on, but the inspection is better if they are. We work through the house in the same order every time so nothing gets missed. If you are there, the best time to join is the last half hour.
The report
Every item has a number, a room, a photograph and a plain description of what is wrong and, where relevant, what the standard requires. Items are grouped by room so the site manager can work through them. You get it as a PDF within 48 hours of the visit. See a sample report.
