Before you complete
Pre-Completion Inspection
The full inspection before you sign. The developer fixes the defects before you move in, not after.
Before you complete, after you move in, when the builder says the snags are done, and before the two-year warranty runs out. Same inspector, same standard, same report.
Before you complete
The full inspection before you sign. The developer fixes the defects before you move in, not after.
After you move in
The same inspection for homes already occupied, inside the two-year defects period.
When the builder says it is done
We check every item on the original list was actually put right. We don't chase the builder. We check the builder.
Months 21 to 23
A final sweep before the developer’s two-year obligation ends, so nothing is left for you to pay for.
Add to any inspection
Consumer unit, circuits, socket positions, bonding and RCD tests, by a qualified electrician.
When you need to see behind the finishes
The standard inspection plus loft insulation lifted, panels and faceplates off, hatches and floorboards up, drains opened. Everything reinstated.
Developers often hand you a list of "recommended" snagging companies. Here is the difference.
| Question | Developer-recommended snagger | New House Inspections |
|---|---|---|
| Who sends them work | The developer and its sales offices | You, and other buyers who found us |
| Who reads the report first | Often shared with the site team | You. Nobody else unless you send it |
| Trade background | Varies. Often ex-sales or generalist | Qualified electrician, on new-build sites weekly |
| Access before completion | Sometimes | Yes, CSCS carded |
| Follow-up | Rarely offered | Re-inspection when the builder says it is done |
| Incentive | Keep the referrals coming | Find everything, first time |
Tell us the plot and the date. We confirm a slot the same day.
