End-of-warranty inspection
The last chance to put defects on the developer’s bill. A full inspection in months 21 to 23, before the two-year defects period closes.

Why the two-year mark matters
For the first two years the developer must fix defects in workmanship and materials. From year three, the warranty provider only covers major structural failure. Anything the house has developed in two years of settling, drying out and being lived in, from cracked grout to dropped doors to a patio that has sunk, becomes your cost the day the period ends.
What we do
The full inspection, with particular attention to the things that show up late: movement and shrinkage cracks, sealant and grout failure, drainage and guttering, external ground levels, roof coverings and flashings, and any repair the developer made in year one. We put it all in a report dated inside your defects period, so it is on the record before the deadline.
Timing
Book for month 21 or 22. That leaves time for the report to reach the developer and for the work to be logged before month 24. Check your completion date and your warranty certificate, and if you are not sure, ask us.
